What buying and selling cost, line by line
No averages pulled from the air. These are the lines that appear on real statements, who usually pays them, and where the exact number comes from.
If you are selling
| Signe's listing fee | Negotiable, and written into the listing agreement line by line before anything goes live. |
|---|---|
| Buyer's agent compensation | Negotiated separately. Whether you offer any is your decision, and we talk it through with the numbers in front of you. |
| Washington real estate excise tax | A state tax on the sale, usually paid by the seller. It is graduated by price; your escrow officer calculates it. |
| Title insurance and escrow | The seller typically pays for the owner's title policy; escrow fees are often split. Your escrow statement shows each line. |
| Prep, photography and film | Set out in your written plan before you spend anything. |
If you are buying
| Signe's fee as your buyer's agent | Written into a buyer agreement you sign before we tour, including how it is paid. |
|---|---|
| Down payment and closing costs | Set by your loan. Your lender's Loan Estimate lists every line. |
| Inspections | A general inspection on every house, plus what that house needs: well, septic, sewer scope, bulkhead or roof. |
| VA funding fee | Applies to most VA loans and is waived for some veterans. Your lender confirms your status. |
| Bridge toll | If you live west of the Narrows and work east of it, budget for the eastbound toll. |
